The Department of Veterans Affairs is conducting market research/seeking capable sources for sufficient real property space that are classified and registered in www.vip.vetbiz.gov as either Service-Disabled Veteran-Owned Small Businesses (SDVOSB) or Veteran-Owned Small Businesses (VOSB) that are interested in a forecasted lease project for medical office space, to yield 10,000 net usable square feet (NUSF) for use as a Community Based Outpatient/Primary Care Clinic located in Georgetown, SC for 5-Years Firm Term, 5-Years Soft Term.
Lease Requirements: Existing space that complies with all current building, seismic, and ADA code requirements. On-site, 59 total dedicated parking spaces including designated ADA compliant spaces, with 6 spaces designated for handicapped individuals (at least 2 van accessible with 96" wide clearance, and 4 with at least 60" clearance within one block of the building). Contiguous space, on no more than one floor, meeting or capable of meeting VA Life Safety codes and other regulations. Fully serviced lease including: heating system maintenance, electrical system maintenance, plumbing, utilities (electricity, heat, sewer, water), real estate taxes, landscaping, window cleaning, common area supplies, garbage removal, snow removal, pest control, lawn sprinkler, site lighting, insurance, and alarm system.
NAICS Code and Financials: The NAICS Code is 531120 (Lessors of Nonresidential Buildings, except mini warehouses), with a small business size standard of $47.0 million. The lease is estimated to require tenant improvements between $1.0 and $2.0 million. Responses will help determine if the acquisition should be set-aside for SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127. All small businesses and interested parties are encouraged to respond for market research purposes.
Project Details: The VA seeks approximately 10,000 net usable square feet of medical/office space in Georgetown, SC, to be occupied by the Charleston VHA Healthcare System. The space must include areas for personnel, furnishings, and equipment. Access is required from 6:00 AM to 6:00 PM. Proximity to public transportation (within 1 mile walkable or ΒΌ mile via bus lines) is preferred. Space should be on the first floor or accessible by elevator if not. Proximity to certain businesses (gun stores, pawn shops, adult entertainment, liquor stores, marijuana distributors, methadone clinics) within a walkable mile is precluded.
