Maryland Parkway, Las Vegas, NV ("the yoU"). - Government Buyer: - University of Nevada, Las Vegas (UNLV), under the Nevada System of Higher Education (NSHE) - Department of Purchasing and Contracts - Scope of Services: - Full-service management of 125 residential units (169 beds) and approximately 65,749 net sq ft of common and amenity spaces - Amenities include pool, hot tub, fitness center, deck/patio, BBQs, seating areas, recreational areas, trash chutes, laundry rooms, shared kitchen, fire & life safety systems, pylon sign, and elevators - Lease administration, rent collection, tenant move-in/move-out, legal actions (including evictions), financial accounting and reporting, marketing, and compliance with Nevada statutes - Routine repairs, maintenance, and vendor contract management - 24/7 on-site emergency response staffing required - Management of service contracts and supplies - Notable Requirements: - Proposers must have at least five years of experience managing 200+ residential units - Must be licensed per Nevada Revised Statutes (NRS 645) for property management - Mandatory participation in a pre-proposal site walk - Ability to provide staffing, property management systems, and reporting as required by UNLV - Compliance with all applicable laws and UNLV requirements - Contract may be expanded to cover other UNLV-owned properties during the term - OEMs and Vendors: - No specific OEMs or vendors are named; the RFP is open to qualified property management firms - Place of Performance: - 4700 S. Maryland Parkway, Las Vegas, NV 89119 (University Gateway Property) - Contract Term: - Initial term of five years, with options for up to five additional one-year extensions (or two two-year extensions, depending on final agreement) - Early termination provisions and 24/7 coverage required throughout the contract period
