The County of San Diego, Department of General Services, is seeking qualified firms to provide as-needed Inspector of Record (IOR) and Facility Condition Assessment (FCA) consulting services for a variety of county facilities. - Scope of Services: - Inspector of Record (IOR) consulting for construction inspections, compliance reviews, and attendance at construction meetings for facilities such as courts, sheriff substations, healthcare facilities, offices, libraries, educational and animal facilities, parking structures, community centers, parks, administrative campuses, and historic buildings - Facility Condition Assessment (FCA) consulting to assess buildings, systems, and infrastructure (including roofing, exteriors, interiors, MEP, fire/life safety, site utilities, bridges, drainage, water tanks, photovoltaic and septic systems, and structural anomalies) - Deliverables include detailed condition reports, repair/replacement schedules, facility condition indices, and budget-level cost estimates compatible with the County's Tririga CMMS system - Contract Structure: - Indefinite delivery/indefinite quantity (IDIQ) contract with task orders issued as needed - Initial term of three years with up to two one-year options (total up to five years), plus possible extensions of one to six months - Maximum value of $1,000,000 per year, not to exceed $5,000,000 total - Requirements: - Emphasis on organizational experience, project team qualifications, and compliance with County policies, insurance, and confidentiality provisions - No specific OEMs or vendors are named; solicitation is open to qualified consulting firms - Place of Performance: - Services will be performed at various County of San Diego facilities - Contracting office located at 5560 Overland Avenue, Suite 270, San Diego, CA 92123-1204
