The Department of Veterans Affairs (VA), Veterans Health Administration, is seeking to lease existing office and clinical space for a Vet Center in Savannah, Georgia. - Space Requirements: - Minimum 4,172 and up to 5,042 ABOA (Agency-Building Office Area) square feet; maximum 5,389 RSF (Rentable Square Feet) - Space must be contiguous and located in an existing building (no new construction) - Lease term is 20 years (5 years firm, 15 years non-firm) - Facility and Build-Out: - Includes 30 exclusive surface parking spaces - Tenant improvements (TIs) required to meet VA design guides and security level 2 standards - Lessor must provide all utilities, janitorial, snow removal, and security system services - Telecommunications Enclosures (TEs) required: one 26RU cabinet (part number 12419-E48 or equivalent), one 12RU cabinet (part number 12419-E24 or equivalent) - Rack Mount UPS (APC SMX3000RMLV2U or equivalent) and Rack Mount PDUs (APC AP9560 or equivalent) specified - Additional items: fan filter kit, shelves for non-rackmount equipment, vertical cable management kits, fiber distribution cabinets and patch panels - Signage and Security: - Exterior Vet Center signage, door decals, and interior ADA-compliant signs per VA standards - Security system must include video surveillance, intrusion detection, duress alarms, access control with wireless key fobs, and video intercom - Notable Requirements: - Space must be delivered fully serviced, including high-speed internet, utilities, and maintenance - Telecommunications and security systems must comply with detailed VA technical standards - No option years or renewal options included - No specific OEMs or vendors are mandated, but APC and CUBE-IT are referenced as equivalent standards for certain equipment.

Description

The Department of Veterans Affairs (VA) is seeking a minimum of 4,172 and up to 5,042 ABOA SF, and no more than 5,389 RSF of contiguous existing office space in Savannah, GA. Only existing buildings that can be built out to meet VA requirements will be considered. New construction (including ground‑up construction, new build proposals, and development of a new facility) will not be accepted.

Questions received after the deadline will not be addressed or included in the amendment.
