General Services Administration (GSA) seeks to lease the following space:

Delineated Area:

North: From the intersection Okeechobee Road and Delaware Avenue proceed east on Delaware Avenue until its intersection with South U.S. Hwy 1.

East and South: Proceed south on South U.S. Hwy 1 until its intersection with W. White Clay Road. Proceed west on W. White Clay Road as it converges into W. Midway Road. Proceed west on W. Midway Road until its intersection with Florida’s Turnpike. Proceed south on Florida’s Turnpike until its intersection with Crosstown Parkway. Proceed west on Crosstown Parkway until its intersection with Commerce Centre Drive. Proceed north on Commerce Centre Drive.

West: Proceed north on Commerce Centre Drive its intersection with Champions Way. Proceed north on Champions Way until its intersection with Reserve Blvd. Proceed west on Reserve Blvd until its intersection with Commerce Centre Drive. Proceed north on Commerce Centre Drive until its intersection with Glades Cut Off Road. Proceed northeast on Glades Cut Off Road until its intersection with I-95. Proceed north on I-95 until its intersection with SR 70. Proceed northeast on SR 70 until its intersection with Okeechobee Road. Proceed northeast on Okeechobee Road until its intersection with Delaware Avenue.

Additional Requirements:

Offered space must be contiguous on a single floor.  If offered space is above the ground floor, building must be equipped with an elevator. Buildings must be located 1,000 feet away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformer farms, nightclubs, bars, and in close proximity to airport radar dishes and aircraft flight paths. Offeror must be willing to install fencing to secure parking spaces. Offered buildings and offered space will be evaluated by the agency security team on a case-by-case basis.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of interest must include the following:

Building name and address; Contact information and e-mail address of offeror’s representative; ABOA SF and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell or built-out);    Asking full-service rental rate per ABOA SF and RSF; A description of additional tenant concessions offered, if any; Date space will be ready for commencement of tenant improvements; Evidence that the offered space will meet the other specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
