# Planning Commission - 28 Oct 2026

The City of Indio Planning Commission met on October 28, 2026. The Commission approved the minutes of October 14 and, following a public hearing, approved Resolution 2156 for the Avenue 38 tentative parcel map (No. 39352), subdividing approximately 4.63 acres into four parcels. The project was found consistent with the General Plan and Unified Development Code and exempt from CEQA as a minor land division. The applicant requested changes to conditions concerning secondary fire access, property-owner responsibility for shared-road maintenance, drainage systems, and street improvements. The Commission approved the map with the conditions unchanged; staff clarified that the fire-access requirement applies if access-road length exceeds applicable limits and that equivalent drainage systems may be considered. No contract award, vendor selection, or purchasing action was identified.

In the director’s report, staff noted that City Council had approved Unified Development Code amendments concerning events in residential zones, noise, and short-term rentals, with a second reading expected the following week. The Highway 111 Specific Plan was also discussed, including Council feedback on building heights, drive-through limits, and traffic speeds; staff said a consultant would be hired before community meetings begin. Staff additionally reported that the 7 Brew project had received City Council approval and had submitted for a building permit. The Commission discussed whether to hold its November 25 meeting; members indicated a quorum would be available if there were agenda items.
