# Community Workshop 10/26/2026

The City of Punta Gorda held a community workshop on October 26, 2026, focused on the city’s 2045 Comprehensive Plan and its relationship to the Land Development Regulations (LDRs). Staff reviewed the 2019 Citywide Master Plan, the history and required elements of Florida comprehensive plans, and how future land-use designations, goals, objectives, and policies guide development. They explained that the LDRs implement the plan through zoning, development standards, and review procedures, and noted that some downtown zoning districts and future land-use designations are currently misaligned. Staff also discussed constraints on making the LDRs more restrictive than the comprehensive plan and Senate Bill 250, and referenced recent historic-preservation ordinance language that made certain requirements optional for homeowners.

Residents raised concerns about whether water and sewer capacity can support substantial planned housing growth in the surrounding area, and discussed property rights, community character, housing, and the feasibility of development. Staff offered to follow up with the utilities director about service boundaries and development locations. The workshop was informational and intended to gather resident input ahead of potential future plan or LDR amendments; no procurement activity, spending decision, formal motion, or vote was identified.
