# October 20, 2026 Planning Commission Meetings

The City of Riverbank Planning Commission met on October 20, 2026. No procurement activity, contract awards, or purchasing decisions were identified. The Commission unanimously (5–0) recommended that the City Council approve an update to the accessory dwelling unit (ADU) ordinance to align local rules with current state law, including changes to parking, owner-occupancy, impact fees, application processing, and HOA-related requirements. The ordinance is scheduled for City Council consideration on November 10. Staff also noted that an update to development impact (SDF) fees is in progress and is scheduled for Council consideration on December 8.

The Commission unanimously approved a tentative parcel map and planned development permit for three residential parcels on Zelman Court, and unanimously approved a conditional use permit and site plan review for reconstruction of a legal nonconforming single-family home at 6615 Calendar Avenue. During public comment, a resident raised concerns about traffic, parking, and noise associated with a nearby bed-and-breakfast and urged the City to regulate such uses; no action was taken. Staff reported that the Riverwalk project had previously been approved by the City Council on September 22 by a 3–2 vote.
