# October 15th, 2026 - Planning Commission Meeting

The City of Sammamish Planning Commission meeting, called to order as the October 15, 2026 meeting, considered two public-hearing items. By a 4–0 vote, the commission recommended that the City Council change the future land use designation for the city-owned property at 120 20th Avenue NE (Building 120) from Neighborhood Residential to Mixed-Use Center. The recommendation establishes a planning framework only; it does not change current zoning or approve development. Staff said wetlands and streams remain subject to existing protections and that fiscal and environmental effects would be assessed in later reviews. Public comments and commissioner discussion addressed possible community uses, housing, site constraints, and the need to safeguard wetlands.

The commission also recommended removing a docketed 2019 amendment proposal to make the city’s Transfer of Development Rights (TDR) program immediately usable. Members cited barriers in the King County interlocal agreement, limited program use, and the cost of administering an in-city program; the proposal could be submitted again through a future docket request. Public comments discussed TDRs as a possible tool for protecting steep-slope lots, including in Tamarack. No new procurement, contract award, or spending action was identified; the meeting’s votes concerned land-use recommendations and the TDR work docket.
