# Board of Zoning & Appeals 10-13-26

The City of Mishawaka Board of Zoning & Appeals met on October 13, 2026, and took up three land-use requests. Appeal 2641 sought a reduced building setback for an outdoor pavilion on a 71-acre auto-dealership campus; the board approved the variance. Appeal 2642 requested reducing the exterior side-yard setback from 12.5 feet to 5 feet for a detached garage and six-foot privacy fence; it passed unanimously, with three yes votes recorded.

For appeal 2643, the board approved a recommendation to the City Council for a conditional use permit allowing alternative-fuels manufacturing in an existing heavy-industrial building, partly within a five-year wellhead protection area. The applicant described indoor processing of nonhazardous industrial byproducts, existing fire-suppression measures, and ongoing groundwater monitoring; a neighboring food-warehouse operator raised concerns about the operation. The board voted 3–0 in favor, and the recommendation will go to the City Council. No contracts, purchases, budget allocations, or other procurement activity were identified.
