# Schertz Planning and Zoning Meeting - October 07, 2026

The City of Schertz Planning and Zoning Commission met on October 7, 2026. It approved the September 2 minutes and, after public hearings, voted to recommend approval of three zoning requests: a planned development district on approximately 8 acres to preserve the land as open space and prohibit schools within Accident Potential Zone 2; an R-5 middle-density residential zoning change on approximately 21 acres; and a general business zoning change on approximately 0.4 acres to align it with the remainder of the tract, where a bakery or restaurant is proposed. Each recommendation carried with seven votes. The first two applications were tentatively scheduled for City Council consideration on November 17, 2026.

Discussion of the residential proposal covered a conceptual plan for about 220 units, open-space requirements, fire-safety design standards, stormwater detention, and traffic impacts. Commissioners raised concerns about Maskey Road’s condition and the timing and funding of road improvements; engineering and traffic studies and any required improvements are to be addressed during development review. No contracts, vendor selections, bids, budget allocations, or other procurement activity were identified.
