<p><strong>The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:</strong></p>

<p><strong>North: </strong>Starting at the intersection of Route 607 and Route 7. Follow Route 7 going East to Potomac View Road (Route 637);</p>

<p><strong>East: </strong>Continue South on Potomac View Road (Route 637) until it meets Cascades Parkway (Route 1794). Follow Cascades Parkway (Route 1794) until it intersects with W Church Road (Route 625);</p>

<p><strong>South: </strong>Follow W Church Road (Route 625) toward Loudoun County Parkway (Route 607);</p>

<p><strong>West: </strong>Continue North on<strong> </strong>Loudoun County Parkway (Route 607) to the intersection of Route 607 and Route 7.</p>

<p>Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.&nbsp; A fully serviced lease is required.&nbsp; Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as &ldquo;100-year&rdquo; floodplain).</p>

<p>Expressions of interest must Include.</p>

<ol>
	<li>Building name and address;</li>
	<li>Contact information (name, address, telephone number and e-mail address) of offeror&rsquo;s authorized representative;</li>
	<li>ANSI/BOMA office area/usable square feet (ABOA SF) and Rentable square feet available, identifying the specific floors, square footages, and date of availability;</li>
	<li>Asking full-service rental rate per ABOA SF and RSF, meeting GSA&rsquo;s standard building shell requirements and inclusive of the following: a) Tenant Improvement Allowance (TIA) of <strong>$9.23/ABOA SF for alternative locations and $0.00/ABOA SF for the incumbent location</strong>; and a b) Building Specific Amortized Capital (BSAC) Allowance of <strong>$0.00/ABOA SF for alternative locations and $0.00/ABOA SF</strong> <strong>for the incumbent location</strong>. c) The Government may elect to reduce or remove the allowances above;</li>
	<li>Operating costs per ABOA SF and RSF included in the full-service rates;</li>
	<li>Scaled floor plans (as-builts) identifying offered space;</li>

<p>The U.S. Government currently occupies office and related space in a building under a lease in Sterling, Virginia, that will be expiring.&nbsp; The Government is considering alternative space if economically advantageous.&nbsp; In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government&rsquo;s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.</p>

<p><strong>Authorized Contacts:</strong> GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.&nbsp; In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CBRE, Inc.</p>
