<p><strong>The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:</strong></p>

<p>North: Beginning at the intersection of P Street NW and Rock Creek, proceed east on P Street NW until it meets 16th Street NW.</p>

<p>East: Continue south on 16th Street NW until it intersects with H Street NW. Continue west on H Street NW toward 17th Street NW. Follow 17th Street NW south until it meets Constitution Avenue.</p>

<p>South: Proceed west on Constitution Avenue to Interstate 66. Continue west on Interstate 66 until it intersects with the Potomac River.</p>

<p>West: Proceed north on the Potomac River until it meets Rock Creek. Follow Rock Creek until it intersects with P Street NW.</p>

<p><strong>This notice is a re-advertisement of the Government&rsquo;s original notice issued on September 21, 2026. The purpose of this re-advertisement is to revise the lease term currently being sought by the Government.</strong></p>

<p>Expressions of interest must Include:</p>

<ol>
	<li>Building name and address;</li>
	<li>Contact information (name, address, telephone number and e-mail address of offeror&rsquo;s authorized representative;</li>
	<li>ANSI/BOMA office area (ABOA SF)/ usable square feet and rentable square feet available, identifying the specific floors and square footages, and date of availability;</li>
	<li>Asking full-service rental rate per ABOA SF and RSF for the full term meeting GSA&rsquo;s standard warm-lit building shell requirements and inclusive of the following:
	<ol>
		<li>Tenant Improvement Allowance of $63.86; and a</li>
		<li>Building Specific Amortized Capital (BSAC) Allowance of $12.00 ABOA SF.</li>
	</ol>
	</li>
	<li><strong>Operating costs per ABOA SF and rentable square foot included in the full-service rates required in line item 4 above;</strong></li>
	<li>Information on building ownership;</li>
	<li>Offered rental concessions if any;</li>
	<li>Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.</li>
</ol>

<p>The U.S. Government currently occupies office and related space in a building under a lease in Washington, D.C., that will be expiring.&nbsp; The Government is considering alternative space if economically advantageous.&nbsp; In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government&rsquo;s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.</p>
