St. Mary’s County Commissioners public hearing on the draft St. Mary’s 2050 Plan, October 6, 2026. The hearing received comments on six proposed property land-use changes and the plan generally; commissioners made no decisions, with action expected at a meeting within two weeks. Requests included residential low-density designations and town-center boundary changes in Hollywood and Park Hall, mixed-use intensification in Charlotte Hall, rural-commerce designations in Mechanicsville and Abell, and a proposal for about 60 single-level homes near the Aero Park Innovation District. The applicants described potential development and access plans, including a proposed frame shop in Abell, but no contracts, purchases, budget allocations, or other procurement actions were identified. Prior Planning Commission recommendations varied, including 6–1 and 5–2 recommendations for approval and a 7–0 recommendation for approval; the LMZ applicant presented a reduced proposal after the Planning Commission rejected its original request.

Public comments raised concerns about traffic and road capacity, flooding and stormwater, rural land and wildlife, school impacts, groundwater quantity and quality, and the Piney Point Town Center designation. Other speakers urged the county to address airport service, transportation planning, infrastructure costs, transparency, and the plan’s assumptions and priorities. No votes or spending-related action items occurred at the hearing.
