The City of Ithaca Board of Zoning Appeals met on October 6, 2026, and considered two zoning appeals; no procurement, contract awards, or spending decisions were identified. The Board unanimously granted Zone 26-3 for 417 North Cayuga Street, modifying a use-variance condition that required the building owner to occupy its small commercial space, allowing the space to be leased to another commercial tenant. The Board found no significant environmental impact and noted that the change would not materially affect the neighborhood.
The Board also considered Zone 26-16 for Beginnings Credit Union’s property at 401–415 North Meadow Street, a request for front-yard parking relief for a redesigned lot. The applicant described alternate layouts, access and safety concerns, landscaping, and pedestrian and bicycle improvements. A motion to grant the variance was made and seconded; the transcript does not capture the final roll-call vote. A proposed condition requiring planning staff approval of the planting plan was struck, with the project to proceed through Planning Board and Building Division steps. The November meeting was to be canceled because no appeals were pending; December was expected to have an appeal.
