The St. Johns County Board of County Commissioners’ regular meeting on October 7, 2026, advanced an economic-development incentive for Platform Real Estate Group LLC. The proposed project is approximately 247,000 square feet, anticipates $26 million in capital investment, and was presented with an incentive package of about $969,000; staff estimated a 193% return to the county over 20 years. The board moved to have the county attorney draft an incentive agreement for consideration at a future meeting, so no final award was made. In development matters, commissioners approved a Durban Park zoning amendment that exchanges multifamily units for 330 single-family units on the east parcel, and heard a first reading of a development agreement involving a proposed $20 million contribution toward a road project estimated to cost $80–90 million; the agreement is scheduled to return October 20. The CRA also considered authorizing notice to dispose of six county-owned West Augustine parcels for affordable rental housing and community-support uses; no developer or purchaser was selected at this stage.
The board heard the first presentation of a proposed 12-month planning moratorium on medium- and large-scale data-center applications, with final enactment scheduled for November 3 and a proposed effective period of November 15, 2026, through November 15, 2027. Other actions included approval of a Panaviera zoning amendment allowing additional pool coverage on smaller lots and a request to place discussion of Flock license-plate cameras on the October 20 agenda. No other contract award or competitive bid approval was identified.
