The Cobb County Planning Commission held its October 6, 2026 zoning hearing to consider zoning applications, land-use permits, and proposed amendments to the county zoning ordinance. No procurement activity, contract awards, vendor selections, or spending decisions were identified. The commission recommended approval of a code-amendment package covering definitions and residential occupancy and vehicle limits, purpose-built student housing, accessory dwelling units (ADUs), data centers, and fuel-related uses. Among the recommendations were allowing up to five vehicles at a single-family property, establishing development and operating standards for data centers, and requiring a minimum 600-foot separation for specified fuel-related uses from sensitive properties. ADU provisions were recommended to take effect one year after Board of Commissioners approval, allowing time for HOAs to consider covenant changes; final decisions on the amendments rest with the Board of Commissioners.
On zoning and land-use cases, the commission recommended approval of Z36 (multifamily housing) and Z45 (indoor recreation), while holding Z34 and Z38 for 30 days for further discussions with neighbors and follow-up on traffic, design, and stormwater concerns. Z37 was also held for 30 days to resolve questions about density calculations and the status of a detention-pond parcel. LUP26, seeking to increase a group home’s capacity from four to seven residents, was recommended for denial by a 5–0 vote. Other land-use permit decisions included approval of LUP31 subject to driveway compliance review, approval of LUP32 subject to installing a parking pad within 12 months, denial of LUP33 with 30 days to comply, and approval of LUP34 for 24 months. Several cases were continued to later hearings, including Z39 to November 3, 2026.
