Greenfield Planning Board meeting, October 1, 2026: The board approved site-plan changes for the self-storage facility at 78 Wood Road, allowing replacement of existing plantings and fencing subject to conditions. The plan calls for native evergreen shrubs at least four feet tall, planted five feet on center, and a six-foot black chain-link fence with black privacy screening. The applicant must obtain Conservation Commission approval; the planning department may administratively adjust the site plan to reflect that commission’s conditions.
The board also approved a site plan for Dollar Tree’s proposed occupancy of the former Rite Aid at 107 Main Street, including a revised loading area. Conditions included replacing the bike rack with an accessible design, maintaining at least 90% visibility through the windows, maintaining existing site landscaping, and ensuring any replacement lighting is dark-sky compliant. The board discussed downtown design guidelines, zoning changes for adaptive reuse, and parking requirements, but deferred action on the downtown-guidelines amendment for further outreach and discussion. No contracts, procurement awards, or spending allocations were identified.
