The City of Miami Beach Planning Board’s October 6, 2026 meeting focused on land-use applications, development review, and neighborhood impacts; no procurement activity, contract awards, or purchasing decisions were identified. The board continued several applications to November, including South Pointe Overlay District amendments, a temporary sales center, zoning and future land-use changes at 5757 Alton Road, and other development items. It concluded a progress report for 1800 Alton Road after staff reported no new violations. For the proposed Waldorf Astoria conversion at 2201 Collins Avenue, the board approved project modifications with conditions, while deferring review of outdoor entertainment for the pool deck and beach restaurant. Conditions discussed included sound testing and annual review, security and traffic-flow measures near 22nd and 23rd Streets, and further consideration of limits on special events. The vote was unanimous.
The board also made a favorable recommendation to the City Commission on an RM-2 zoning amendment concerning rooftop restaurant applications at eligible hotels, and approved an amendment allowing certain existing standalone tennis courts in single-family districts to remain for private, noncommercial use. Members discussed right-of-way obstructions, street-tree requirements, and stronger enforcement of construction parking plans, with follow-up communication to the Land Use Committee. A discussion of nightclub security requirements was continued for further consideration.
