The City of Boulder Planning Board held a concept-review public hearing on September 29, 2026, regarding Boulder Medical Center’s proposal for 2750 Broadway and two adjoining parcels. The applicant proposed rezoning 2750 Broadway from BT2 to BC2, a height modification above the 35-foot limit, and redevelopment with three residential buildings totaling 223 units, approximately 180,385 square feet, 160 vehicle parking spaces, and 320 bicycle spaces. Boulder Medical Center said redevelopment would help it realize equity to reinvest in modern facilities locally; the existing clinic faces floodplain constraints. No project approval or denial was considered at this early review stage, and no spending, contract, or procurement action was identified.
Board members discussed the proposal’s consistency with the 2025 Boulder Valley Comprehensive Plan, building mass and design, open space, parking, access, and neighborhood impacts. Members generally expressed support for housing at the community-hub location while urging design revisions, including breaking up or visually articulating the long Broadway building and improving usable open space and pedestrian/bicycle access. The board unanimously approved a motion to refer the application to the Design Advisory Board at an appropriate stage, with emphasis on site-review criteria and the board’s design comments. An informational item noted that Ordinance 8783, concerning vacation of part of the Bernoulli Boulevard right-of-way near 3200 Airport Road, was scheduled for City Council consideration; the Planning Board took no action on it.
