The Nashua Planning Board meeting was held October 1, 2026. The board approved a conditional use permit allowing a duplex at 8 Blue Hill Avenue to be converted into a two-unit condominium; the applicant said the property was already renovated and connected to city water and sewer. The board also unanimously approved a two-lot subdivision at 66 Conquer Street, along with two requested waivers. The proposal includes restoration of the existing historic home and a new single-family home, subject to further Historic District Commission review of construction details.

The board determined that changes in state law constituted a material change in circumstances, allowing it to take jurisdiction over the revised site plan for 44 townhouses at 8 Merit Parkway. After hearing public concerns about traffic, neighborhood character, wildlife, and density, the board unanimously approved the final site plan and an associated waiver, subject to conditions in the staff report. The applicant described 11 four-unit buildings, a new private roadway, and supporting utilities; staff and the applicant said traffic and utility capacity had been reviewed. No procurement activity, contract awards, or spending allocations were identified.
