The City of Burlington, North Carolina Planning and Zoning Commission met September 26, 2026, and considered a request to rezone approximately 0.9 acres at 3383 Garden Road from Medium Density Residential to General Business. The applicant said the intended use was a real estate office and cited nearby business-zoned properties. Staff recommended denial, finding the request inconsistent with the Comprehensive Plan’s suburban residential designation and noting that straight General Business zoning would permit a broad range of uses that could be incompatible with nearby residences. Commissioners also heard concerns about potential future uses and traffic; the applicant reported that nearby neighbors had been contacted, while staff noted some neighborhood concern.
The commission voted unanimously, 5–0, to deny the rezoning request. Members suggested the applicant consider alternatives such as Office and Institutional, Neighborhood Business, or a conditional or limited-use zoning approach; staff explained that a revised request would need to follow the applicable process. No procurement, contract, or spending activity was identified.
