The City of Burlington Planning and Zoning Commission met on August 26, 2026, and unanimously recommended approval of two zoning matters. The first was an amendment to the conditional mixed-use zoning for 128.69 acres at 1050 Old Gleno Road, changing only a required recreation component; the recommendation was made despite inconsistency with the comprehensive plan. The second was a rezoning of 131.75 acres on East Old Gleno Road from medium-density residential to planned development for a proposed 332-home community. Commissioners cited commitments including substantial open space, expanded stream buffers, tree preservation, recreation amenities, sidewalks and greenway connections, additional parking, and a roughly 700-foot water-line extension. The second motion was corrected to include an omitted parcel before passing. Both matters are to proceed to City Council consideration.
Discussion of the proposed development included neighboring residents’ concerns about stormwater runoff, flooding, traffic, and impacts on wildlife. The applicant said stormwater-control measures would manage water quality and release rates, and described traffic recommendations under review, including turn lanes and possible signalization at the Highway 62/Old Gleno Road intersection. No contracts, bids, vendor selections, or procurement spending were identified.
