The City of Maricopa Planning and Zoning Commission met on September 28, 2026. The commission approved a city-initiated rezoning request for approximately 0.90 acres at Marcato and Main Street from Pinal County general rural/general business zoning to the city’s public institutional district, enabling a proposed food-truck court under the Maricopa Station Overlay. Discussion covered access and circulation, the city’s use of the public institutional designation, and whether the site could eventually operate as a more permanent destination. Staff explained that the food-truck court would require an administratively reviewed temporary use permit, renewable annually. The commission also approved a conditional use permit for American Tower’s existing 190-foot cell tower at 38351 West Cow Town Road; the permit had expired in August 2025, and the proposal involved no increase in tower height or new equipment. Both motions carried, with no opposition reported.
The commission discussed draft non-residential design guidelines, including site layout, architecture, landscaping, industrial and drive-through design, and public art. A proposed requirement to dedicate a percentage of project costs to art was discussed but was not included as a commitment in the draft; staff emphasized flexibility for projects of different sizes. The guidelines were scheduled for City Council discussion on October 8 and possible commission follow-up on October 26, with council action targeted for November 17. No contracts, purchases, spending allocations, or other procurement activity were identified.
