The Douglas County Planning Commission held a meeting on September 17, 2026, to consider a quasi-judicial public hearing regarding a comprehensive plan amendment and zone change for a 1.54-acre property owned by Hadd Properties LLC. The proposal sought to rezone the land from low density residential (RLD) to medium density residential (RMD) and change the zoning from suburban residential (RS) to R1 single family residential, allowing a seven-lot subdivision with variances to lot width standards. After public testimony and discussion, including concerns about underground versus overhead utilities, floodplain building requirements, fire safety, and road maintenance, the commission voted to approve a modified plan for six lots instead of seven. This adjustment increased lot sizes above 10,000 square feet, thereby negating the requirement for underground utilities and allowing overhead utilities instead. All other conditions remained in place. The commission scheduled findings of fact for the next meeting on October 15, 2026, with an appeal process outlined for interested parties.
