The City of Anderson Planning Commission held a meeting on September 1, 2026, primarily to review and approve the subdivision layout for phase two of The Reserve at Stonebridge development. The original Planned Development District (PDD) was approved in 2004 for 45 lots in phase two, but the current proposal requests approval for only 21 larger lots, significantly reducing density and increasing lot sizes compared to the original plan. The commission clarified that this approval is their final decision and does not require town council review. The developer emphasized the intent to create a higher-caliber, lower-density residential product with private gated roads. The commission voted to approve the subdivision layout as presented. Additionally, staff provided updates on the recently approved Unified Development Ordinance (UDO) and upcoming continuing education opportunities for the commission. No traffic study was required for this legacy PDD, and no community opposition was reported.
