The City of Pearland held a joint workshop between the City Council and Planning and Zoning Commission on August 24, 2026, to discuss a proposed mixed-use development project by TFM529 Ventures LLC. The project includes up to 315 multifamily residential units and 6,500 square feet of general business space on a 13-acre site. The developer presented updates including a $175,000 financial contribution to a neighboring HOA, a $350,000 commitment to install a traffic signal at Oak and 518, and enhancements to the project such as increased balconies and masonry materials. The developer also offered to donate two acres of land to the city as parkland in lieu of park fees. Council members expressed support for the urban-style multifamily development in this location but raised concerns about the precedent and optics of the HOA payment. The traffic signal installation and its coordination with TxDOT were also discussed. The developer committed to completing all required traffic improvements prior to building permits and to maintaining high-quality property upkeep. No formal vote was recorded during the workshop, but council members provided feedback and questions regarding the project’s financial commitments and design elements.
