The Planning and Zoning Committee of the Birmingham City Council met on July 14, 2026, to discuss zoning case ZAC 2026-08004 concerning a property at 1240 22nd Street South. The applicant requested rezoning from mixed-use medium (MUM) to mixed-use high (MUH) to allow for a boutique hotel and condominium project with a building height increase from 80 feet to 115 feet. The proposal included infrastructure improvements and was supported by an economic impact study projecting significant tax revenue benefits. However, neighborhood associations and the Zoning Advisory Committee unanimously opposed the height increase. After discussion, the committee voted to recommend approval to the full council with Q conditions excluding child care centers and with the height capped at 115 feet. The meeting also included clarifications on parking, zoning allowances for hospitality, and community concerns about traffic and building scale.
