The Seminole County Planning & Zoning Commission met on July 1, 2026, to discuss several land use and zoning matters with procurement and development implications. Key procurement-related discussions included approval of a special exception for Mission Barbecue to serve alcohol within 1,000 feet of a school, which was approved despite concerns about notification to the schools. Another significant item was a request for a special exception and variances to construct a 143-foot communication tower near residential properties; staff recommended denial due to insufficient separation distances and visual impact concerns, and the commission voted to recommend denial of both the variances and special exception. The commission also reviewed a major amendment to the Isola Retail Planned Development to permit outdoor storage, which was recommended for approval. Lastly, a small-scale future land use map amendment and rezone for the Sanford Commerce Center was discussed to allow 144,000 square feet of flex space with a parking reduction request; the commission recommended approval with direction for staff to continue working with the applicant on parking ratios. These decisions will be forwarded to the Board of County Commissioners for final action.
