The plan also included a 50-foot buffer zone to preserve existing trees, covered front porches, and a homeowners association responsible for maintaining green spaces. The planning commission had recommended approval with conditions such as covered entries and basements for most homes. The second part of the hearing covered the redevelopment of the former Freshes site at 11990 Chase Plaza Drive by Sheets convenience stores. The project involves demolishing existing structures and constructing a 6,200 square foot store with a full-service kitchen, outdoor seating, and a new sign package. Discussions included landscaping, lighting, traffic considerations, and the store's corporate ownership model. The project aims to expand the tax base and create approximately 30 jobs. Both projects are pending further council review and votes scheduled for July 2026.
