The Town of Bluffton Historic Preservation Commission met November 4, 2026. Commissioners approved the prior meeting minutes and, after review, approved certificates of appropriateness with conditions for two residential projects: a residence and carriage house at 36 Tabby Shell Road, and a roughly 3,177-square-foot residence with a roughly 1,198-square-foot detached carriage house at 54 Pritchard Street. For 36 Tabby Shell Road, conditions included showing the service-yard configuration, providing matching 8-inch front and rear dormer overhangs, and specifying shutter hardware; the commission also approved fibercast porch columns. For 54 Pritchard Street, the approval included design revisions such as a single three-window rear dormer and an articulated exterior chimney, plus specifications for shutters, window trim, doors, and materials. Commissioners also made determinations accepting specified roof, window, garage-door, and porch-column materials and the golf-cart patio post spacing. Both approvals were by vote; no contract awards, purchasing decisions, procurement budgets, or vendor selections were identified.
The commission discussed the number and timing of design conditions and the application of historic-district standards, including a decision that the Pritchard Street porch doors should be swinging rather than sliding. The monthly historic-district update included mention of a proposed demolition at 23 Lawrence Street and an announcement encouraging participation in the Oldtown master plan update. No spending or procurement activity was identified.
