The Town of Smyrna Municipal Planning Commission met November 5, 2026, and reviewed development plans, subdivision plats, zoning amendments, sewer easements, a proposed land acquisition, and development bond statuses. The commission approved several site plans and plats with staff conditions, including a school site plan whose traffic improvements include extending St. Francis Avenue and adding turn lanes. It denied Bailey Company’s request for revised building elevations and Kroger’s proposed landscape-buffer revision, leaving the previously approved requirements in place. A subdivision-regulation amendment extending staff review timelines for plats was approved, as were zoning amendments governing equipment rental uses and establishing a separate approval process and three-year vesting period for planned developments.

The commission approved a proposed $1.8 million purchase of approximately 11.7 acres on East Gresham Drive for a future senior activity center and park expansion; staff said the purchase would be funded from the capital budget and reimbursed from a future sale of the town’s Sam Ridley property, appraised at $8.1 million. It also approved easement referrals for a sewer rehabilitation project replacing about 850 feet of aging gravity sewer and installing about 890 feet of new sewer, and for a donated sewer easement serving a future school site. No contract awards or competitive solicitations were identified. The commission also approved its bond review recommendations, including extensions and releases contingent on completion of outstanding work.
