November 4, 2026 Planning Commission Meeting

The City of Montrose Planning Commission’s November 4, 2026 meeting reviewed a nonbinding sketch plan for a proposed 45-lot residential subdivision on approximately 12.3 acres zoned R3. No vote was taken on the proposal; it may return for preliminary-plat review. Discussion focused on future road connections, utility corridors, traffic impacts, stormwater management and drainage, irrigation-water access, open space, and pedestrian safety. Staff said a traffic study and further engineering review would be part of later stages. The subdivision would also be subject to an estimated $1,600-per-lot parks-in-lieu fee; no spending or procurement action was approved for the development.
