The Ames Planning and Zoning Commission met on November 4, 2026, and reviewed conformity recommendations for 10 urban renewal areas. City staff said the proposed areas are consistent with the Ames Plan 2040 and are intended to support known public works projects listed in the city’s capital improvement program, as well as potential future development. Some areas are established development or infill locations; the East Industrial Area is largely agricultural land with no active project and is intended to support potential future economic development. Staff emphasized that inclusion does not guarantee tax increment financing (TIF): City Council must authorize funding, and private development would require a development agreement.

The commission approved Alternative 1 by a voice vote. Discussion covered state law SF 2472, including changes to municipal property-tax limits and urban renewal financing; staff said TIF revenue collection for areas not established before January 1 would be reduced by 25%, while urban renewal areas may have a 23-year life. No contracts, vendor selections, bids, or procurement awards were discussed, and no specific spending authorization was made at this meeting.
