The City of Schertz Planning and Zoning Commission met on November 4, 2026. Commissioners approved the October 7 meeting minutes, then held a public hearing on application PLSPU20260242 for a specific use permit (SUP) allowing major automobile repair and service on approximately 1.3 acres at 2077 Schertz Parkway. The property is already zoned General Business; the request was for a permit to allow uses beyond the minor auto services already permitted by right. Staff recommended approval with conditions, including prohibiting towing and on-site outdoor vehicle storage, collision and bodywork, painting, and other specified activities, and requiring repairs to be conducted indoors and a building permit within two years.
Nearby residents raised concerns about traffic access through Mare Way, noise, lighting, fluid spills and runoff, compatibility with the adjacent neighborhood, and potential effects on home values. The applicant described a proposed customer-focused auto service facility and measures to limit noise and manage waste. No contract, purchasing, or other procurement activity was identified. The commission did not vote on the SUP’s merits; it voted to continue the item to its December 2 meeting so the applicant and residents could discuss possible changes and conditions.
