The City of Lake Worth Beach Planning and Zoning Board met November 4, 2026, and unanimously recommended that the City Commission adopt Ordinance 2025-25, a comprehensive repeal and replacement of the city’s subdivision regulations. The amendments would align local procedures with Florida law, allow staff-level approval of conforming plats and minor subdivisions, clarify preliminary plat requirements and review timelines, require written explanations for application deficiencies and denials, and update engineering and infrastructure standards. The proposed financial assurance requirement for improvements would increase from 110% to 130% of estimated costs. The recommendation included clarifying the exception label in Table 2-2 and adding language specifying how the 25-foot intersection radius is measured. No contracts, vendor selections, or procurement awards were discussed.
The Board also heard that landscape code amendments are expected to come before advisory boards in December, with a goal of reaching the City Commission in January. Members raised concerns about tree-replacement requirements, landscaping on existing properties, and nonconformities; staff said related code revisions are underway. No spending action was taken on these future amendments.
