The City of Pearland Planning and Zoning Commission met on November 2, 2026, to consider plats, a variance, and zoning applications. The commission recommended approval, 6–0, of a variance for a 113.58-foot-deep lot at 5109 Main Street, and approval, 6–0, of rezoning approximately 1.575 acres near 4030 Main Street from heavy industrial to general commercial. It recommended denial, with the motion failing 1–5, of a 20-acre planned development at 2905 and 2941 Smith Road for up to 191 build-to-rent townhomes; discussion and public comments raised concerns about density, drainage, traffic, and deviations from development standards.
The commission recommended approval, 5–0, of a planned development for approximately 13.303 acres at Broadway Street and Oak Road, comprising up to 315 multifamily units and a general-business area. The proposal included developer commitments for a traffic signal at Oak Road and Broadway, commercial space to be completed alongside the multifamily project, and a three-acre land dedication toward parkland and tree mitigation. These were development commitments, not city procurement awards; no contracts, RFPs, purchasing decisions, or other procurement activity were identified. Commission recommendations remain subject to subsequent city review.
