The City of South Fulton held a community zoning information meeting on November 2, 2026, to discuss case Z26-022, a request by Ali Momen to rezone approximately 2.5 acres at 3470 Jonesboro Road from AG-1 Agricultural to Mixed Use in the Old National Overlay District. The applicant proposed about 11,000 square feet of retail and office space, including a possible medical clinic, and approximately 30–40 apartments in a three- to four-story building with parking beneath the residential portion. The plans are preliminary; tenants, detailed amenities, renderings, and traffic and infrastructure studies remain in development. Staff indicated the Mixed Use designation aligns with the city’s current comprehensive plan. The discussion also raised a discrepancy in the listed council district, with the location identified during the meeting as District 7 rather than District 5.
Residents asked about traffic access and congestion, parking and separation between residential and commercial areas, building height, unit mix, and public-meeting notification. The applicant said access and traffic plans would require further work with the city, a traffic consultant, and DOT. Participants also questioned whether required mailers reached nearby communities; the applicant said notices were mailed and reported two online participants and no in-person attendees at its public participation meeting. No vote, contract award, budget allocation, or other procurement activity was identified. The case was scheduled for Planning Commission consideration on December 16 and a Mayor and Council public hearing on January 6.
