The City of Beavercreek Planning Commission met on November 4, 2026, to review development applications. For PUD 26-1, Woda Development proposed an approximately 8,000-square-foot multi-tenant retail building with a drive-through on about 1.65 acres near Wright State University. The commission discussed vehicle circulation, pedestrian connections, landscaping, signage, and tenant use. A motion was made to approve the site plan with 19 conditions, but the transcript does not capture the vote. The commission also approved, 5-0, an 838-square-foot addition and covered patio for American Legion Post 763, with an added condition limiting outdoor vehicle storage without prior city approval; the condition itself passed 4-1.

The commission approved, 5-0, a major modification for the Green Town Center pylon sign, adding a condition requiring like-for-like replacement at the property owner’s discretion for trees or bushes removed. It also approved, 5-0, the first phase subdivision of Rightwood Springs, covering just over 12 acres for single-family lots and common areas. Commissioners discussed the required Grange Hall Road widening and deceleration lane, which staff said would be addressed through subsequent construction and permitting steps. No contracts, bids, vendor selections, or public spending allocations were identified; the agenda concerned private development and land-use approvals.
