The City of Pompano Beach Planning & Zoning Board met on October 28, 2026, and considered the Madera rezoning application (PNZ25-13502) for 855 South Federal Highway. The proposal would rezone the site from B-3 to Planned Development Infill for 347 multifamily units, 10,000 square feet of commercial space, and 512 parking spaces, with an eight-story building and affordable/workforce housing. The applicant and staff discussed compatibility, traffic, drainage, the Nancy Waterway shoreline and mangroves, and required outside-agency approvals. Residents raised concerns about intersection safety, flooding and stormwater, shoreline impacts, construction effects, and protection of neighboring properties. The applicant described plans to preserve and add mangroves, manage site drainage, and coordinate with FDOT on access and safety. The board voted 5–2 to recommend approval to the City Commission; this was a recommendation on the rezoning, not final project approval. Board members emphasized that outstanding issues would need further review during later site-plan and permitting stages.
No procurement activity, contract awards, vendor selections, or spending approvals were identified. The board also approved its 2027 meeting and deadline calendar and discussed whether utility-easement abandonments could be handled administratively, directing staff to review possible code changes and return with recommendations.
