The October 28, 2026 meeting of the Town of New Castle Zoning Board of Appeals addressed several land-use applications; no procurement, contracts, vendor awards, or spending decisions were identified. The board approved the Bow and Sun resolution and approved the Ferry application for a residential addition, including variances for setbacks, building coverage, and floor area, with survey and construction-timing conditions. It also approved the requested variances for 122 Orchard Ridge Road; the approval included foundation and final survey requirements and deadlines to start within six months and finish within one year. The July 29, 2026 meeting minutes were approved.
The board continued the Freeder application for a tennis court and related site work to a later meeting, with stormwater, screening, noise, and neighboring-property concerns raised and further environmental review expected. The chicken-coop and fence variance matter was adjourned for a board site visit. In the Warby Parker appeal concerning whether the proposed Chappaqua Crossing store qualifies as permitted retail or prohibited personal service, the board took a preliminary straw vote indicating denial and deferred a formal vote and resolution to a future meeting. No changes to zoning policy were adopted.
