At its October 27, 2026 regular evening meeting, the Roanoke County Board of Supervisors held a public hearing on The Gallery at South Peak LLC’s request to rezone approximately 10.83 acres at 5555 The Peaks Drive and approve a special use permit for a 285-unit apartment development. The applicant said the proposal would retain the previously approved building footprint while increasing the total from 260 to 285 units, with six additional bedrooms; it cited construction and financing costs as reasons for the change. The applicant also described stormwater detention and phosphorus credits, and gave a target rent range of $1,100 for studios to $1,900 for three-bedroom units. Residents raised concerns about traffic, road width and access, emergency response, construction impacts, buffers, and infrastructure maintenance. The board unanimously approved a motion to delay action until November 17, 2026, at 2 p.m., to allow further review of traffic data and other outstanding questions and to allow the district supervisor, who was absent, to weigh in. No contract award, bid approval, vendor selection, or procurement action was identified.

In board reports, supervisors discussed projected state transportation funding pressures, including a reported $239 million annual increase for major maintenance and a possible reduction in Smart Scale funding, as well as rising Children’s Services Act costs. Members also mentioned a recent ribbon cutting for the Roanoke County Career and Technology Center and visits to a Google data center, but no associated purchasing decisions or spending approvals were made at this meeting.
