The City of Pearland City Council and Planning and Zoning Commission held a joint workshop on October 26, 2026, to discuss a proposed 27.468-acre planned development near Magnolia Parkway and McLean Road. Urban Arc Development presented a concept with about 10 acres of commercial uses and 15.5 acres of build-to-rent casitas, with detention and shared amenities. Council and commissioners raised concerns about the proposed density, traffic and road capacity, proximity to homes and a school, commercial uses, buffers, and inconsistencies in the submitted materials. They encouraged the applicant to consult nearby residents and further assess traffic and site design. The workshop was for feedback; no vote or approval was taken.

During public comment, a Southern Trails HOA representative asked the city to consider purchasing an additional 43-acre property for park or nature amenities and offered to conduct a neighborhood survey. No decision or spending commitment followed. No procurement activity was identified.
