The Miami-Dade Board of County Commissioners’ CDMP/Zoning meeting, held October 23, 2026, considered three land-use applications; no contracts, solicitations, vendor selections, or purchasing awards were identified. The Board approved Lennar Homes LLC’s CDMP amendment and companion zoning application for a proposed 185-unit development near SW 157th and SW 159th avenues, as amended with a covenant requiring evening street lighting and a security guard until the County accepts written justification that the guard is no longer needed. The applicant also represented that retaining walls would be provided along adjacent properties, and updated roadway analyses found acceptable levels of service. Separately, the Board passed a motion directing the administration to prioritize eligible police impact fees for the future Eureka station’s capital construction when feasible, or report to the Board if that is not possible. A broader motion to review possible changes to police impact fees was withdrawn.
The Board also unanimously approved a zoning application for a 7.2-acre site in Leisure City to allow urban-center mixed-use and residential development, with an 11-story height limit and a proposed 60-foot landscaped buffer. It approved the GPC Miami Business Park LLC CDMP application and companion zoning item; discussion cited a community benefits agreement, additional office and entertainment space, hotel capacity, and environmental provisions. The Board also moved the February CDMP/Zoning meeting from the 18th to the 11th. These were land-use and scheduling actions, not procurement decisions.
