The City of San Bruno Planning Commission’s regular meeting on October 20, 2026, considered the Tanforan Redevelopment Project, a proposed 44-acre transit-oriented development by Alexandria Real Estate Equities. The proposal includes at least 1,000 homes, with at least 15% affordable housing, flexible office/R&D and retail development, a possible hotel, internal streets and utility upgrades, and public spaces and connections to BART. Alexandria said MidPen Housing was selected as the affordable-housing developer. The development agreement would vest project rights for 15 years, with a possible five-year extension, and includes public benefits such as a community facilities district projected to provide up to $47 million in public-safety payments over 30 years. The EIR identifies air-quality and noise impacts as significant and unavoidable, requiring a statement of overriding considerations if the City Council approves the project.

No project approval or procurement award was made. The Commission voted to continue the public hearing to its October 26 special meeting for consideration of remaining materials, including the development agreement, map conditions, and implementation provisions; a recommendation to the City Council is anticipated afterward. The applicant also presented estimates of $6.4–$8.5 million in recurring city revenue compared with about $4.5 million in projected service costs. No government purchasing, contract award, or bid approval was identified.
