The St. Mary’s County Planning Commission meeting on October 19, 2026, reviewed the prior meeting minutes and approved the 2027 Planning Commission and TEC schedules. The principal item was preliminary approval of the 60-lot Bay Ridge Estates major subdivision, a proposed 60-townhome development in the Lexington Park Development District. Staff found the proposal consistent with applicable subdivision and adequate-public-facilities requirements. Commissioners unanimously approved it with conditions: required state and county road improvements must be completed concurrently with issuance of a Use and Occupancy permit; Bay Ridge Road must provide separate left- and right-turn egress lanes; a Board of Appeals variance is required to disturb the stream buffer; and a sight-distance easement variance is required before final plat recordation.

Discussion also covered traffic access and a proposed roadway improvement, sidewalks, stormwater-pond maintenance and capacity, and noise near the base. The applicant said the development would include sidewalks and a tot lot, and that the additional egress lane would be provided. No contracts, bids, vendor selections, or government purchasing activity were identified; the action concerned land-use approval for a private development.
