The Wilson County Planning Commission meeting on October 19, 2026, approved the 2027 meeting calendar and considered two rezoning requests. It recommended approval of a 10.08-acre A1-to-C3 highway commercial rezoning, subject to staff recommendations, and approved 9–1 a 44.87-acre R1-to-C4 planned commercial rezoning for First Industrial Trust, with five agreed conditions, forwarding it to the County Commission for consideration on November 16. The larger proposal includes warehouse and distribution uses and commitments for 100-year stormwater detention, buffers and fencing, and intersection improvements. The developer cited approximately $6.2 million for flood mitigation and a further $1.7 million contribution toward road improvements. Commissioners and residents raised concerns about flooding, sinkholes, traffic, road safety, and compatibility with the adopted land-use plan.
The commission also approved updates to subdivision regulations intended to align them with Tennessee vesting law, including a three-year vesting period for preliminary approvals, a five-year overall period for single-phase developments, and up to 15 years for multi-phase developments. Members discussed, but did not record a vote on, a requested extension for the Helen Wood development and broader concerns about sewer capacity, septic systems, and whether local standards or policies are needed. No procurement activity was identified.
