The Coon Rapids Planning Commission met on October 15, 2026. Its main item was planning case 26-0030, a site plan for Tronson Reserve Apartments at 1354 121st Avenue NW. The applicant proposed 35 rental townhome units in nine buildings, with 91 parking spaces and shared amenities on a 4.5-acre site that includes wetland. Staff found the plan consistent with applicable zoning and density requirements and recommended approval with conditions, including development and right-of-entry agreements, park dedication, and providing final details for the children’s play and picnic areas before building permits. After public comment and discussion of building appearance, garages, parking, and trash collection, the commission voted to approve the site plan. No contract award, public purchase, or public spending amount was identified; the development is privately proposed.
The commission was also advised that staff are preparing an ordinance to codify development-agreement and site-security-agreement requirements for plats and residential developments, which may affect future development applications. The November meeting is expected to be canceled; potential December agenda items include a conditional use permit and a work session on the 2050 comprehensive plan. Staff also gave construction updates on Costco’s fuel-pump project and a residential development. These were updates, not commission procurement actions.
