The City of Hialeah Planning & Zoning Board met on October 14, 2026, to consider land-use and permitting matters. The board approved several residential requests with conditions: a fence-safety condition for a property adjoining pools, and setback variances to legalize existing aluminum pergolas at 590 West 63rd Street, 599 West 12th Lane, and 480 West 42nd Place. Conditions included keeping the structures open-sided, completing required permits and inspections, meeting pervious-area requirements, and, for the 480 West 42nd Place property, removing an unpermitted shed and addressing additional building-permit issues. The motions on these items passed by unanimous recorded votes. No contract awards, purchasing decisions, budget allocations, or other procurement activity were identified.

The board also considered a conditional use permit for a kindergarten class of up to 18 students alongside a daycare of up to 61 children at 5490 West 12th Avenue. Neighbors raised concerns about traffic and pickup queues, parking, noise, lighting and signage, and trash. The applicant agreed to address signage and operational concerns; staff discussed restoring 10 previously approved parking spaces and having staff direct drop-off and pickup traffic on site. The board tabled the item by motion until November 18, 2026, to allow further discussion with neighbors and staff.
