The City of Eau Claire Plan Commission met on April 14, 2025, to consider land-use applications and discuss the ongoing zoning code update. The commission recommended approval of a conditional use permit for a 199-foot wireless communications tower, adding a condition that screening vegetation be maintained and replaced if it dies. It approved a rezoning to C3 and several annexations, and approved a site plan for Menard Inc. to expand its self-storage facility with two flex-storage buildings; required follow-up includes verifying stormwater capacity. Some annexation votes included an abstention, but no procurement, contract awards, bids, or purchasing decisions were identified.
During public comment, Chippewa Valley Home Builders representatives raised concerns that proposed landscaping, tree-preservation, garage-frontage, and anti-monotony standards could increase housing costs or constrain twin-home development. Staff also discussed zoning-code reforms, including lot sizes, setbacks, parking, and development review processes, and shared takeaways from a national planning conference. These discussions may affect future development requirements and project costs, but no zoning amendments were adopted at this meeting.
